TERMS & CONDITIONS

Reservations

Reservations made through an on-line travel agency (such as

booking.com or freetobook.com or Airbnb) are confirmed as part of the booking process. Bookings made directly with us (e.g. on the telephone) are secured by providing a valid credit or debit card number. We do not ask for prepayment or a deposit. Should you subsequently wish to increase the number of rooms and/or nights of your stay, please let us know as soon as possible and we will do our best to accommodate your request.

You may cancel your reservation free of charge until 7 days before the expected day of arrival (a day is defined as starting at midnight). If a booking is cancelled less than 7 days before arrival, then a charge equal to 50% of the stay will be made. If the booking is cancelled less than 1 day before arrival, then a charge equal to the full booking amount will be made. In the event of a no show or booking reduction (after arrival date) the full cost of the booking will be charged. Your travel insurance may cover such eventualities.

Payment

You are requested to pay for your reservation at check-in, by debit/credit card or cash. Payment for any additional charges incurred during your stay should be made at or before check-out.

Checking in/out

You are requested to check in between 3.30 pm and 8.30 pm on the day of arrival. Check-out time is 8.00 am to 10.30 am.


Guests

All leading guests must be aged 18 years or older. We regret that hen party, stag party or equivalent high-spirited groups cannot be accommodated. Disabled guests are welcome within the access constraints of the premises, which are set out in our access statement. You are advised to discuss any such needs with us before confirming your reservation.

Noise

To support our ethos of peace and tranquillity, we kindly ask all guests to respect others’ expectation of a reasonably quiet environment. Whilst we want all guests to feel relaxed during their stay, we do ask for common sense awareness of potential noise issues such as raised voices, loud televisions and shrill mobile phone ring tones. With regret, any guests who cause undue noise disturbance to others will be asked to leave.

Property

Guest house property (furnishings, fabric and equipment) is provided for the comfort of guests during their stay, so please let us know if anything is accidentally damaged. Any guest who is found to have deliberately, negligently or recklessly damaged our property, or removed such property without our consent, will be liable to be charged for repair or replacement.

Smoking and Naked Flames

We respectfully remind guests that smoking anywhere on the premises, including the main entrance and beside open windows, is prohibited by law. Guests who wish to smoke may, of course, do so outside. A deep-cleaning charge of £250 will be made for any bedroom found to have been used for smoking, evidence for which will include odour, ash and indications of interference to the smoke detection system. Guests are also requested not to use other naked flames on the premises (such as scented candles, matches or lighters).

With regret, any guests who fail to comply with these conditions will be asked to leave.

Animals

Although we have two resident French Bulldogs, we regret that we do not accommodate animals.

Vehicles

Guests using our car park do so at their own risk and we cannot accept any liability for any issues that may arise. This does not affect your statutory rights.

Towels and Linen

Our aim is to keep our towels and linen as white as possible for the use of all guest. Please refrain from using these item to remove make-up, tanning spray or similar products. We reserve the right to charge your account with £5 per item where these marks are found.
